Dissapointment Creek CO GMU 711/70

I'm considering an elk hunt along Disappointment Creek in SW Colorado. GMU 711 and 70. Private land, bordering BLM. Previously run by Valley Hunting Service, now under another operation. Anybody have any experience in that area? (I have heard this is a popular area for Mule Deer, so figured someone on this forum may have hunted there.)
