Looking for some advice

We will be taking our family vacation this coming August with the sole purpose of looking for a small cabin or slice of heaven to hang our hats. We are mainly looking at Central/south west Montana, north west Wyoming, Eastern Idaho. Not wanting to be near any tourist traps, just an area within a reasonable drive of decent deer, elk, bear hunting. I spend 90 percent of my vacations hunting, be nice to finally have a base camp with a roof. Any help greatly appreciated. Thanks Tony

Dude..... There are a ton of options. Whats your budget? How much land do you want? Cabin can mean a lot of things to a lot of people. Need more info. MT is full of spots as you described but what would work for me may not be what you want or the other way around!

What SBH said....What’s your budget? A lot of those areas are considered by many to be Paradise and a “little shack” can be expensive. Running water? Wood heat or other? Near a stream or lake? Etc.

Sky is the limit really. I would look at Dillion Montana . Good hunting , close to Idaho and Wyoming . Let me know if you want to build a place. I know a guy who knows a guy:) Hunt

Yup, 4 season access is a huge difference for land. Also, consider in WY you can't hunt every year unless you're hunting deer or females of the species. This is why CO is so much more popular. If you don't want to be near a tourist trap, you need to be at least an hour's drive from Jackson Hole. That town has become ridiculous.

150 won't get you much, in Montana, maybe a couple square yards. I'd look at New Mexico. No actually, for $150K, I'd probably look at a some inaccessable part of AK. Time to be realistic. $150 is pocket change in the real estate business. Even at the end of terrible road with no utilities and five-feet of snow, eight-months out of the year, that is nothing.

I’d look into Hot Springs SD area. Close to Wyoming. Good deer hunting, turkey hunting, antelope hunting and elk.
Not too close to Rapid City but close enough.
No state taxes. Land prices reasonable

Use your googler ! A quick search just showed me 40 acres near Gillette, Wyoming with water and electric. Took me two minutes. Good luck !

If you just want to build a relatively cheap low-key cabin on a couple acres, I think you could make it happen. You are doing the right thing by asking here. If you get to know locals, your odds of getting a better deal in an area that isn't popular to the tourists is much better imo. When you start talking to people who profit heavily off selling people real estate, of course your budget will be low. If you need a house instead of a cabin, you won't get much for 150k and it won't be in an ideal location for views/hunting.

There are a lot of options for cabins in MT and ID for cabins in the 150000 range. I am looking around the little belts in MT. Very nice area with a lot of public land.

There's a lot you can get for 150K in the west as far as a "cabin" goes. You won't get hunting land, but sometimes a cabin on a small piece with access to public that no one can get to without a horse or a helocopter is better than your own 640. I've been looking at land in the west for a few years and I've seen lots of examples of this sort of thing.

Yes, you can definitely get something for $150k in Montana. There is no reason to buy land, unless you just like the idea of owning land, as Montana has thousands of acres of public land. I would think that for the best hunting opportunities, I'd get something in the Lewistown area.

Thanks for the help guys. I've been looking for at least a year, and found plenty in my price range. How is the Craig , Cascade area? Land and cabin's are quite reasonable in that area.

have one built I am a contractor in north Idaho I would think you could buy property and develop it for 150-200 it would really depend on what you are looking for, power water septic river lot view lot

When you said SW Montana, you dove right into a tourist trap area. When we were looking in central MT the lady we eventually bought from told us about a friend selling 80 acres for $5k per acre. The banker told the guy he should be getting 10K. The seller said "For God's sake, I'm selling to my son". That was in the Butte area and it was 1998.

RoyBoy, having spent the last 45 years in OR until last year, I would never recommend OR. The taxes and the politics alone are enough to stay away, not even including the overall hunting sucks compared to the other states mentioned. Yes, I have hunted them all.
I have been looking for something similar for a while. Have not settled on WY, or MT yet for numerous reasons. There are definitely options that can get you in close to good hunting for your budget. Just have to be creative and depends on what you're expecting for a "cabin".

My idea of a hunting cabin is something like black-tail Bob buck Shack. Not looking for a full time home. Out door crapper, wood heat, bunk beds ect. Just a dry hunting shack. Seasonal access is ok. We're not the Jetsons were the old cheverltsons!

get the land. Look for something with a water source and a dry site near it, out of range of flooding. If there's not already a jeep-accessible access road near the water source, plan on building one. Get a 8x20 storage building and add windows, insulate it, put in a wall mount propane heater. Get a couple 100# propane tanks. Get a self contained 12 volt pump operated sink with a small propane water heater. Add a couple solar panels, a power controller, and a couple storage batteries. Folding cots and chairs and a tabletop propane stove complete the deal.

I have family in Victor ID. It's in very reasonable driving distance to Jackson Hole. There are good elk numbers outside Jackson and it's an amazingly beautiful area. I hope you consider it. It's a great part of the country.
