I'm always looking at land prices when I have down time at work. I saw this in my home county and couldn't believe the size of the nontypical! And no, I'm not a real estate guy

What do they feed those deer in Kansas?

I can’t get over how cheap the taxes are. Lot of value there.

From: Thornton
17-May-19
Cheap?!! Those taxes would almost pay my farm payment every year! They do vary from one county to the next. That place is in Butler County and taxes are very high here. As for the buck, I've hunted here my entire life and never seen one that big.

I always said if I ever hit the lottery for 100’s of millions I’d buy lots of homes all over that butted up to nice blocks of woods so I had a place to park when I snuck into the woods to hunt

Land taxes are very cheap. If you put a house on it then it’s another story!

From: Trial153

The taxes for that house and that amount of land is dirt cheap. The same set up in my neck of the woods would be 35k a year.

I am curious to see what that place sells for. I am having a hard time finding comps....am I out of ball park thinking 1.9 to 2.2 million?

The house with 80 acres is estimated at $810,000

From: Paul@thefort

You would think if the Bowsiters as the PY Convention could raise `$13,000 for the conservation effort in just an hour, I just bet the $810,000 could be raised in a day or so.

How about it? Who is in? Looks like Pat will front at least have of that, and maybe more. ON second thought, Pat buys it and we can be guests. Yea, I can yard mow and clean a few bathrooms when I am not hunting. :)

"Land taxes are very cheap. If you put a house on it then it’s another story! "

Jingalls nailed the Ks land reality.Put that place in Neosha County and the taxes would likely be in line with 'eastern' standards.

ok ..which are the some of the lowest county taxes in KS? Compared to MO, KS is high.

Here's another one on 80 acres only a few miles from the one above for $1.1 million

elkmo, just about any county at least an hour from a city is pretty cheap. The closer you get to a decent size town, the higher they are.

From: Ziek
18-May-19
Whatever the taxes are currently, they can change overnight, by the county simply rezoning the land. Where I live, we paid about $30 a year per 40 acres (we had 160 acres at one time), of unimproved land zoned open. One year the tax bills surprised everyone at about $4,000.00 per 40 acres when it was rezoned unimproved residential. No prior notice, no successful appeals. Fortunately for us, we had sold one parcel years before, and two others the previous tax year (we had already built on one parcel and that was already zoned residential, which is actually less than unimproved residential).

Trail, you are not out of the ball park. The land alone will bring $650k+. That house is worth over a million.

Its a very nice home. On a very nice place.

That house with 220 acres here in CT.. 8-10 million, if not more depending the location.

Guys out west don't realize how inexpensive prices are compared to the NE.

Those deer pictures are from 2013 and 2015. Everyone knows there are no more big deer in Kansas anymore. I'm out.

I actually think the craziest part is that trail camera pictures of a (dead) big buck are actually being used as a SALES PIECE TO A $1.4 MILLION sale on 220 acres. The fact that realistically or not, pictures of now dead and gone whitetails might actually move the needle on whether a person spends millions on a mansion is crazy. If you think if there is money in hunting.....

If it goes for less than 1.5 mil, it's a steal. You could not build that house for anywhere less than 1.3 or 1.4.

My wife and I just finished building our dream house in a rural area just a few hours from this listing. Building prices are insane!

From: Bake
13-Mar-23
I looked at the pics again. I revise my estimate. It would cost over 1.5 to build the house alone in today's world.

From: deerhunter72

I think that listing was from 2019. Yes, that was a steal! Especially with 220 acres with it.

I'm paying over $11K in real estate taxes on a major road in Nassau County Long island for a 50' by 100' lot with a basic high ranch house that is nothing special with no back yard. Most of the taxes are for the school district. Cannot wait to retire and leave.

This thread was started in 2019 and the place is sold. I wonder what it went for at the end? The house was really nice, but I bet the land doesn't hunt that great. Looks like a lot of grass and only 3 bucks on trail cam pics. One slammer and two 'meh' bucks. If my buddy ever sold his 400 acre KS ground he would have 200 individual buck pics from 160-210.

But, when I do find and buy my dream KS farm you are all invited. Just need to pay the 10k weekly corn fee.

"pay the 10k weekly corn fee".... Now that's funny right there...8^)))

Anybody know if that big nontypical photoed in the beginning was ever killed?

1.4 wouldn’t come close to building that house today. Not to mention the land value too.

From: t-roy
13-Mar-23
Could probably get a pretty significantly discounted rate from Silicon Valley Bank right now.

13-Mar-23
That house and other buildings would easily be $1,750,000. -$2,000,000 alone. $2,500,000 wouldn’t be a shock. Add in the land and that asking price may have been the best deal on the planet in value vs cost.

Out of the price range of a very large percentage of people. But, worth every penny x2 if you could afford it. But, also high enough at current asking you’d have a limited market.

Getting an Ag exemption on your property saves big on property tax.

My buddy just built a home on 5 acres in a state where 5 acres is the minimum for an ag exemption. He is into it with home and land for about $1.8m…but instead of paying the 1%/$18,000 a year the ag exemption makes it $3,600/yr
